Contract Manager – Integrated Facilities Management

We are recruiting an experienced Contract Manager to lead the delivery of an integrated Facilities Management contract within a major third-level education environment in Dublin.

This is a senior, client-facing role for someone who can combine strong operational leadership with commercial awareness, technical FM understanding and first-class stakeholder management. You will oversee a multi-disciplinary service operation, ensuring consistent delivery across technical services, cleaning, security and specialist suppliers.

The successful candidate will be visible on site, comfortable operating in a busy live environment and able to balance day-to-day service performance with longer-term compliance, improvement and financial objectives.

The role

  • Lead the day-to-day delivery of integrated Hard and Soft FM services.

  • Manage technical service providers, electricians, cleaning teams, security services and specialist subcontractors.

  • Ensure planned and reactive maintenance activity is delivered in line with contractual requirements, service standards and statutory obligations.

  • Drive performance against KPIs and SLAs, identifying service issues early and implementing effective corrective actions.

  • Build strong working relationships with client stakeholders, users, suppliers and internal operational teams.

  • Lead regular performance, operational and service-review meetings.

  • Manage budgets, monthly financial commitments, supplier costs and opportunities to improve efficiency and value.

  • Oversee contractor performance, procurement activity, supplier reviews and compliance documentation.

  • Ensure robust Health & Safety, risk-management, fire-safety and legislative-compliance processes are in place.

  • Support the delivery of minor works, equipment upgrades, asset replacements and improvement projects.

  • Lead, coach and develop site-based managers, supervisors and frontline teams.

  • Maintain accurate reporting, helpdesk/job-management oversight and service-performance records.

  • Support emergency-response, incident-management and business-continuity arrangements, including out-of-hours escalation where required.

About you

  • Proven experience managing an integrated FM contract or substantial multi-service facilities operation.

  • Strong exposure to both Hard and Soft FM, including contractor management and supplier performance.

  • A practical understanding of building services, including HVAC, Mechanical & Electrical systems, fire/life-safety systems, planned maintenance and reactive works.

  • Experience managing budgets, forecasting, cost control, contract performance and commercial priorities.

  • The ability to interpret contractual requirements, manage KPIs/SLAs and deliver against agreed service standards.

  • Strong people-management skills, including leading, coaching and developing teams.

  • Confident stakeholder-management and communication skills, with the ability to build credibility with clients and service partners.

  • Experience managing Health & Safety, statutory compliance, contractor controls, RAMS and risk.

  • Experience overseeing project works, minor works, refurbishments or asset-replacement activity would be advantageous.

  • A relevant qualification in Facilities Management, Engineering, Building Services or a related discipline, or equivalent practical experience.

  • IOSH, NEBOSH, IWFM/BIFM, CIBSE or similar professional qualifications are desirable.
